Why are you selling it then ?

I am not selling all of my land, just one parcel in order to finance other deals. It would not be very wise to totally get rid off something this valuable!

Is it a risky investment?

"Risk" is a relative concept. In my opinion, there is a much greater risk in relying on highly taxed  8-5 job until you retire (and get taxed again), Social Security (it might go bankrupt if not reformed), stock market or other forms of investment. This parcel will be in the middle of a city by the time you retire. Carefully consider all of the above and make an educate decision.

Where is it exactly ?

Right in heart of Pinal County. Here are driving directions:

(when you drive there, be sure to pay attention to all the ongoing development, all the way from Phoenix to the property!)

Drive South on I-10 (From Phoenix) or North (from Tucson) to Exit 194 (Highway 287). Drive East (Left coming from Phoenix, Right coming from Tucson) for seven miles until you come to Eleven Mile Rd. Turn South (Right) and continue for four miles until you come to Hanna Rd. Make Left (West) for about one mile. This last mile is on a high quality gravel road. You will come to Sunshine Blvd. Turn left from Hanna Rd. and drive on brand new gravel road for about 1600 feet. You are now at the Southeast corner of the property. The property runs 411 feet north and 661 feet west from where you are standing.

How does this parcel look ?

Approximate lot size is 661x411 feet. The rectangular shape provides for many different future uses and configurations. This parcel is flat, free of washes, toxic waste or junk. There is some low vegetation, but nothing overgrown. This used to be a farmed land and was very well cared for. Please notice that electricity is nearby (right now Hanna Rd.). Electric District #2 (520.723.7741)  is the electric company servicing the area. They would be able to extend the power to the lot line, either underground or using poles. The cost depends on future plans with the property, but might be very low or totally refunded if Electric District #2 is guaranteed service revenue within the next several years. You probably won't have to worry about electricity as other developers in the area that recently bought properties are likely to take care of this. The water table in the area requires to drill anywhere between 300 to 500 feet in order to have a good shared well. Road building is easy as there are virtually no obstacles, big rocks or very hard surface.
